KIRSCHGÄRTEN is a large-scale urban development project in the Munich district of Untermenzing, transforming a former, fully sealed industrial site into a sustainable residential and living neighbourhood. Covering an area of around 12 hectares, the development will comprise approximately 1,500 residential units by around 2030. These will be complemented by comprehensive social infrastructure, including a primary school, several childcare centres, local amenities and shared community spaces.


A key characteristic of the project is its strong focus on sustainability. The buildings are constructed predominantly using a timber hybrid design and are planned in accordance with high efficiency standards (including KfW 40). Energy supply is largely climate-neutral, based on a combination of photovoltaic systems, heat pumps and a groundwater-based thermal network. At the same time, the neighbourhood follows the “sponge city” principle, in which rainwater is retained and infiltrated on site, alongside extensive de-sealing and greening of the area.
Another core focus is quality of life and social diversity. In addition to privately financed housing, a significant proportion of subsidised apartments is being developed. Generous green spaces – including a public landscape park of approximately 24,000 m² as well as numerous green roofs and landscaped inner courtyards – together with mobility concepts featuring shared services and strong public transport connections, shape the character of the neighbourhood.
